The 19 level Conservatory development is located on the prime corner of Hindmarsh Square and Grenfell Street, in the heart of the city of Adelaide. The development was given Major Project Status by the State Government of South Australia due to its environmental significance and importance as the first of its type in South Australia. The declaration enabled the construction of a 19-level tower in what was then a 6-level planning zone.
The project is widely regarded as a catalyst for mixed-use high-density development in the city of Adelaide, and a pioneer for today’s environmentally sustainable design standards, now widely adopted across the industry.
The building, completed in 2009, produces some of its own power via a combined heat and power micro turbine and solar array, harvests its own rainwater (estimated at the equivalent of 1.5 Olympic size swimming pools each year) and incorporated a façade design to reduce heating and cooling requirements and improve acoustic performance.
Housing apartments, office and retail space, the office accommodation starts above the car parking levels, at Level 5, and has been the home of the Department for Trade, Tourism and Investment since opening. The ground floor retail accommodation has been tenanted by the Royal Automobile Association of South Australia, the former owner of the site prior to the development who has a long association with this location.
The 53 residential apartments start at level 10, directly above the office space, and feature magnificent views to Hindmarsh Square, the Adelaide Hills and over the city. The apartments were larger than many of the investor grade product being built in the Adelaide CBD at the time. Widely regarded as one of Adelaide’s premium owner occupier apartment towers, the Conservatory apartments are tightly held and highly sought after.
The Conservatory development has been the recipient of multiple industry awards including the best High Density Residential Development in Australia at the national UDIA awards of 2010, and the prestigious President's Award at the South Australian UDIA awards of 2009.
